Condos at Ladprao intersection, cheap rental price but high selling price
Why are condo for rent in the Ladprao area so cheap, but selling prices are so high? These are questions that many people ask themselves. If you’re trying to decide whether to rent or buy, you may want to read this article first.
Now let’s see why this article has to talk about the Ladprao area. Ladprao is one of the important business areas in the heart of Bangkok, intersected by four major roads: Phaholyothin Road, Vibhavadi Rangsit Road, Ladprao Road, and Ratchadaphisek Road. In the past, this area may not have been an important business center because there was no skytrain passing through like today.
However, at present, there are many skytrain stations on the blue and green lines with many sub-stations, making the area more prosperous. Many large office buildings are waiting for development, such as the Energy Complex building, the large office of PTT, as well as the large offices of both SCB and TMB. There are also many small offices in the area.
Therefore, we can see many condominiums and commercial residences being built in the area with the expectation of good future prices. This may cause some people who actually work in the area to be unable to afford to have their own residence. Those who buy are usually people with good income or from wealthy families who can buy without worrying. However, in the mist, there is still light. If we look at the rental prices of condominiums, we can say that the rental price does not have much correlation with the buying and selling price.
Due to the fact that most of the workers in the area are Thai, the rental rates are not as high as they should be. Moreover, many people work in small offices in the area, and there are many condominiums to choose from, which results in high price competition and lower rental prices, which is considered reasonable.
Which zones in Lat Phrao are good for living?
There are three important zones in the Lat Phrao area that are significant in terms of employment opportunities:
- 5 Junction Lat Phrao
- Ratchada-Lat Phrao Intersection
- Ratchayothin Intersection
The 5 Junction Lat Phrao is the most densely populated area in terms of business opportunities, as it is a major intersection that connects several important roads and mass transit systems, including subway and skytrain stations. It also has a large public park that attracts many people looking to buy or rent properties.
Nearby office buildings include the Energy Complex, which has a large floor area of up to 300,000 square meters, compared to the typical office building in Silom or Sathorn with a floor area of only 25,000 to 50,000 square meters. There are also many well-known companies located in this area, such as BTS and TMB.
The Lat Phrao area is also close to several shopping centers, including Central Lat Phrao, Union Mall, and Chatuchak Market. It is also conveniently located near several mass transit systems, such as the BTS Lat Phrao 5 Junction station, MRT Phahon Yothin station, MRT Chatuchak station, and Mo Chit Bus Terminal, providing residents with easy access to transportation.
Due to these factors, the property prices in this area are relatively high, but there are many options for renting condos at reasonable prices. For example, a condo that costs 4.5 million baht can be rented for only 15,000 baht per month, making it a great value. However, it is important to consider personal financial capacity before making a decision.
Which condos are interesting for rent?
Choosing a place to live depends on where we work in this area. Choosing a residence near the workplace will make it convenient for daily commutes, as well as other factors. In this article, we may not be able to analyze the residence for everyone, but we will look at it from the perspective of most people, who will consider the job zone as the main factor.
The area will have two dense job zones: Zone 1 near the Jatujak Park MRT station, which has small offices, the BTS office, and Channel 7, as well as the large office buildings of TMB. Zone 2 is the Energy Complex building area, which is a very large area for rent offices. However, the number of residential properties that can walk to these offices is limited. If there are any, it will be only The Line Jatujak – Phahonyothin, which is quite close to Zone 1, which makes the rental price quite high as well.
If you want to limit your budget and switch to using public transportation to just one station or use a car instead, the area along Ladprao Road between Phahonyothin and Ratchada Road is another interesting zone, as it has space for building tall buildings, resulting in many condos with attractive rental rates. The rest depends on personal preferences and the convenience of common amenities for each person.
If you would like to know what condos are available in this area and their rental prices, you can use the RP search tool (see picture below).
